Document checklist: salaried versus self-employed
The list looks longer for self-employed applicants. That's not a judgement on your file — it's because a bank has to reconstruct, from documents, the income picture a salary slip gives them in one line.
For salaried applicants
- PAN and Aadhaar
- Last 3 months' salary slips
- Form 16 or last 2 years' ITR
- Last 6 months' bank statement showing salary credits
- Employment ID card or an appointment/confirmation letter
- Address proof and passport-size photographs
For self-employed applicants
- PAN and Aadhaar
- Last 2–3 years' ITR with computation of income
- Last 2–3 years' audited or CA-certified financials (profit & loss, balance sheet)
- GST returns, where applicable
- Last 6–12 months' bank statements — both business and personal accounts
- Proof of business existence — registration, licence, Udyam certificate, or shop act licence
- Address proof and passport-size photographs
Common to both — the property file
- Sale agreement or allotment letter
- Title documents and any required NOCs
- Approved building plan, for under-construction property
Why the self-employed list is longer
A salaried applicant's income is verified and reported by an employer every month. A self-employed applicant's income has to be reconstructed from tax filings, financials, and bank flow — so the bank asks for more evidence to reach the same confidence. It's a process difference, not a verdict on your business.
